Once we receive applicants through the online portal, we'll complete thorough background, credit, and eviction checks and leave you in charge of making the final decision. Then we draft up the lease for (e)signature, and the Tenant pays you directly through the online portal where copies of all documents are uploaded.

We charge a one time flat fee initial onboarding process involves a 250+ point property inspection,, customized online application & maintenance portal setup, Interactive Matterport model capture & editing, professional marketing photography of the property, MLS and premium listing portal syndication, customized lease drafting, digital signatures, personal showing of the property (no self tours!), and much, much more. Once the property is setup for self management, costs to remarket and release the property are 50% of the onboarding costs.

We do not embrace self-showing our rental homes. We take pride in preparing our rental listings the same way we would a resale listing. We contact all of our prospects promptly and schedule in-person showings to those who pre-qualify.
We write all of our leases on a standardized Association of Realtors® lease agreement that has been reviewed by statewide property managers, real estate attorneys , as well as tested in court. We can write custom clauses into this lease agreement as needed.
We use the RentRedi online service and conduct national criminal, eviction, and credit checks on all applicants. We also interview our applicants and abide by Fair Housing laws and regulations.
We list our rentals on the Multiple Listing Service and syndicate with the largest rental websites known. We also include a premium listing on Zillow as part of our standard listing service!
We typically find a suitable tenant within 2-3 weeks. However, the typical renter starts looking for a new property more than two months out from their anticipated move date so it's imperative to have a solid strategy to minimize vacancy.
